Finishing a basement in the Pacific Northwest is not the same as finishing a basement in Denver or Phoenix. The regional climate. Wet winters, significant humidity variation through the year. Means that moisture management has to be the first conversation, not an afterthought. We've finished basements in homes from Blaine to Mount Vernon, and the ones that hold up well over time are the ones where the moisture strategy was right from the start.
Testing before framing ¶
Before we frame a single wall in a basement, we test the slab for moisture. The standard method is a calcium chloride test or a relative humidity probe test per ASTM F2170. We leave probes in place for 72 hours and read the results before making any flooring or framing decisions. A slab that tests above 75% relative humidity needs a different approach than one that tests dry. This step costs a small amount of time and saves a significant amount of money.
Insulation and vapor management ¶
Basement walls in this region are typically insulated with rigid foam board against the concrete, followed by a stud wall with Rockwool Safe'n'Sound for thermal and acoustic performance. We don't use fiberglass batts against basement concrete walls. Fiberglass holds moisture and creates conditions for mold growth. The vapor management strategy depends on the specific wall assembly and the test results from the slab. There's no single right answer, but there are several wrong ones.
Subfloor systems ¶
Since 2023, we've used Dricore subfloor panels as a standard practice on all basement floor installations. Dricore is a raised plastic grid panel that creates a 3/8-inch air gap between the concrete slab and the finished floor. That air gap allows moisture vapor to dissipate rather than accumulate under the flooring. It adds cost. Roughly $1.50 to $2.00 per square foot. And we explain that to every homeowner. The alternative is a floor that may develop moisture problems in two to five years.
Egress windows and code requirements ¶
In Washington State, any basement room used as a sleeping room requires an egress window that with specific size and sill height requirements under the International Residential Code. If you're planning a basement bedroom or a suite that might be used as one, we'll assess the existing windows early in the planning process. Egress window installation is a separate scope item that involves cutting the foundation wall. It's not complicated, but it needs to be planned for, not discovered mid-project.
A well-finished basement adds usable square footage and real value to a home. A poorly finished one creates problems that are expensive to fix.
